The industrial market encompasses a wide variety of properties, uses, and owners; and generally involves manufacturing, assembly and/or distribution. Industrial properties are flexible, general purpose buildings that can be adapted to the user's needs.

Manufacturing properties comprise the heavy industrial segment, typically zero to five percent office space. Assembly facilities consist of production lines that assemble components produced in a different place, occasionally involve limited manufacturing; space devoted to offices usually is less than 10 percent.

Warehouse and distribution facilities are the least intense industrial use; office use is limited to management tasks for the distribution or warehouse facility, about 15 percent of total space.
